Electrical Systems & Lighting Management
Power is the one system a commercial building cannot operate without. Our electrical teams maintain the full distribution chain from the incoming DEWA supply through to the final circuit.
What We Cover
LV panels, main distribution boards, sub-boards and busbar systems
Thermographic (infrared) scanning of panels to detect hot spots before failure
Internal and external lighting, car park lighting and façade lighting
Emergency and exit lighting testing, battery replacement and certification
LED retrofit programmes and lighting control / occupancy sensor installation
Standby generators, ATS panels, fuel management and load testing
UPS systems, capacitor banks and power factor correction
Earthing, lightning protection and periodic electrical safety inspection
Cable fault finding, containment, small works and tenant fit-out power alterations
Water systems affect health, comfort and the fabric of the building. We maintain supply, storage and drainage to Dubai Municipality standards and act quickly on leaks before they become structural damage.
What We Cover
Domestic water supply, booster pump sets, pressure vessels and control panels
Water tank inspection, cleaning, disinfection and certification
Hot water systems, calorifiers, electric heaters and circulation pumps
Sanitaryware, mixers, flush valves, sensor taps and washroom plumbing
Soil, waste and storm drainage, gullies, floor traps and grease traps
Drain jetting, CCTV drain survey and blockage clearance
Sump pumps, lift pits, submersibles and drainage pump stations
Leak detection, pipework repair, re-routing and insulation
In the UAE climate, air conditioning is not a comfort item — it is a business-critical system. Our HVAC teams keep cooling reliable while controlling the energy cost that comes with it.
What We Cover
Chillers, chilled water systems, pumps and district cooling interfaces
Air handling units, fan coil units, split and package units, VRF systems
Duct cleaning, filter replacement, coil cleaning and airflow balancing
Ventilation, kitchen extract, car park extract and smoke management fans
BMS operation, controls, sensors, set-point optimisation and scheduling
Refrigerant management, leak testing and compliant handling
The building envelope and internal fabric determine how a property is perceived — and how well it protects the systems inside it. Our civil teams handle everything from a hairline crack to a full common-area refurbishment.
What We Cover
Concrete repair, crack injection, plaster and masonry works
Waterproofing to roofs, basements, terraces, planters and wet areas
Painting and decorating, internal and external
Flooring — tiling, vinyl, epoxy, carpeting and screed repair
Ceilings, partitions, gypsum works and acoustic panels
Carpentry, joinery, doors, ironmongery, locks and access hardware
Glazing, glass replacement, aluminium works and window seals
Façade inspection, cladding repair and expansion joint maintenance
Car park marking, signage, kerbs, bollards and external hard landscaping
Minor fit-out, refurbishment and tenant alteration works
Life safety systems must be certified, tested and demonstrably operational. We manage inspection, testing and record-keeping so a Civil Defence audit is never a source of anxiety.
What We Cover
Fire alarm panels, detectors, sounders and interfacing to BMS
Sprinkler systems, wet risers, hose reels, hydrants and fire pumps
Fire extinguisher servicing, replacement and certification
Fire-rated doors, closers, emergency exits and escape route inspection

Every asset registered. Every task scheduled. Every visit recorded. Our PPM programme is the foundation of every contract — it reduces breakdowns, protects warranties, extends asset life and turns unpredictable repair costs into a fixed, budgeted monthly figure.
Our helpdesk is monitored around the clock, every day of the year. Faults are logged, prioritised, assigned and tracked to completion — with agreed response times for emergency, urgent and routine categories, reported monthly against target.
Agreed response targets, reported monthly against performance.

Urgent
Significant disruption to tenants or building operation
Integrated facilities management means one provider takes responsibility for all the services a building needs — electrical, mechanical, plumbing, HVAC, civil, fire safety and soft services — under a single contract with a single point of accountability. It removes the cost and confusion of managing multiple contractors.
We are based in Dubai and provide services across Dubai, Abu Dhabi, Sharjah and the Northern Emirates. Coverage for outlying locations can be arranged as part of a contract.
No. We manage single-floor corporate offices through to full commercial towers and multi-building portfolios. The service model scales to the size and complexity of the property.
Planned preventive maintenance is scheduled work carried out to prevent failures — servicing, testing, cleaning and inspection on a set calendar. Reactive maintenance is the response to a fault that has already occurred. A strong PPM programme significantly reduces reactive costs over time.
Our helpdesk is monitored 24 hours a day. Emergencies affecting safety or critical services are attended within 1 hour, urgent issues within 4 hours and routine requests within 24 hours. Email us with URGENT in the subject line and we will respond immediately.
Yes. We manage the full mobilisation and transition process, including asset verification, documentation handover, permit transfer and staffing, so there is no gap in service.
