Our story
Built Around the Realities of Managing a Building
MRO Facilities Management was established in Dubai to solve a problem that property owners know well: too many contractors, too little accountability. A separate company for the chillers, another for the electrics, another for the plumbing, another for the cleaning — and no single party responsible when something goes wrong.
We built MRO as an integrated alternative. Maintenance, Repair and Operations are delivered by one organisation, under one contract, with in-house multi-trade technicians and a helpdesk that answers at any hour. Our engineers come from a background in building services, so decisions are made on technical merit rather than on what is cheapest to patch today.
Today we manage corporate towers, commercial buildings, retail developments and industrial facilities across Dubai and the Northern Emirates, with a service model that scales from a single occupied floor to a full multi-tower portfolio.

Our approach
Planned, Preventive, Predictable
Most facilities budgets are consumed by emergencies that could have been prevented. Our approach reverses that ratio.
Every contract begins with a full asset register — each item of plant, panel, pump and system recorded with its make, model, age, location and condition. From that register we build a planned preventive maintenance (PPM) calendar covering daily, weekly, monthly, quarterly and annual tasks, aligned with manufacturer recommendations and UAE statutory requirements.
Reactive work is logged through our helpdesk, prioritised against agreed response times, assigned to a technician and closed out with photographic evidence. Nothing is completed on a verbal instruction alone, and nothing disappears without a record.

Operating to UAE Regulatory Requirements
MRO Facilities Management operates in full accordance with UAE regulatory requirements. Our work is delivered to the standards required by:
- Dubai Municipality — building maintenance, water tank cleaning and public health standards
- DEWA — electrical and water regulations, approved contractor requirements and metering compliance
- Dubai Civil Defence — fire and life safety inspection, testing and certification regimes
- RERA / Dubai Land Department — owners’ association and jointly owned property obligations
- Trakhees, DDA, DMCC, JAFZA and other free zone authorities as applicable to the site
- Occupational health and safety practice aligned to ISO 45001 principles, with quality and environmental management aligned to ISO 9001 and ISO 14001
Engineers, Technicians and a Helpdesk That Answers
Our teams include qualified electrical, mechanical, HVAC and plumbing technicians, multi-skilled handymen, civil and finishing trades, and site-based facilities supervisors — supported by an operations manager and an engineering lead for each contract.
All technicians are directly employed, uniformed, PPE-equipped and inducted into site-specific safety procedures before they set foot in a client building. Ongoing training covers technical skill, working at height, electrical safety, permit-to-work discipline and customer conduct in occupied premises.
CAFM: Every Asset, Every Job, Fully Traceable
Our Computer-Aided Facilities Management (CAFM) platform holds the asset register, the PPM calendar, every work order and every completion record for your building.
Clients receive monthly reporting on planned maintenance completion, reactive job volumes and response-time performance, along with recommendations for asset replacement and capital planning.
Lower Consumption, Longer Asset Life
Efficient buildings cost less to run. We reduce consumption through LED retrofits, correct HVAC set-points and controls strategy, chilled water optimisation, leak detection on water systems, sub-metering for tenant accountability and waste segregation programmes — supporting our clients’ own sustainability targets and the UAE’s national energy objectives.
